We generally sell the homes we remodel on HUD / FHA loans; therefore, our homes are appraised and inspected by FHA prior to the sale to you. We help arrange the financing for you on fixed rate FHA loans. The taxes and insurance are included in your payments. We have many alternative loan programs available to you, such as VA, and Conventional; however, most of our sales are based on FHA government insured loans. We are not Realtors, and we prefer to deal directly with the purchaser. We can pass the savings of not using brokers directly to you. This can save you as much as $6,000 on a $100,000 house. When you purchase a home from us your get an FHA appraisal and inspection, title insurance, and survey. You own the home the day you move in. Our company provides "OUTRIGHT SALES WITH LICENSED LENDERS " and not other sub-standard risky schemes that look like a purchase but fall far short, and can cost you your home in the future.

We sell remodeled houses that are for sale by owner in the Fort Worth Texas area utilizing first time buyer programs and low down payment or down payment assistance programs with no commissions on single family homes in the North Texas area.

SPECIAL DOWN PAYMENT AND CLOSING COST GRANT PROGRAMS NOW AVAILABLE

Many of the Down Payment Assistance programs have been eliminated, such as those offered by ACORN and other non-profit organizations. The sub-prime, 82-20 loans, and zero down loans have also been eliminated. The City of Fort Worth's $25,000.00 down payment assistance program (DPAP) is closed.

Obtaining financing today is much harder that it was a few years ago. Both the credit score requirements and down payment requirements are increasing; however, we have specialized in the First Time Home Buyer market for over 30 years and.....

If you can't qualify for a normal home loan, on a few of our homes we would consider owner carry, owner financing with a fixed interest rate loan and no prepayment penalty. The down payment would need to be at least 20%. These would not be "Lease Option", or "Rent to Own". You get the Deed to the property the day you close, and the house is yours.
