The Foreclosure and Loan Modification crisis has been fanned by the use of the NPV calculation. NPV stands for Net Present Value. In essence, the lender calculates whether they will make more money by Foreclosing on your house, or agreeing on a Loan Modification. If they decide they can make as little as $1000 more Foreclosing on your house than agreeing to a Loan Modification, then Foreclosure it will be. But you are never told about the NPV calculations. If the lender decides they will make more money with a Foreclosure sale then your loan modification will be turned down. They will simply tell you that "You do not qualify". And they will leave you hanging for weeks, or even months waiting for their answer, while all along they are coaxing you into sending them more money, that in many cases, they do not even apply to your payments. They just hold the money in suspense credit that they will apply to the loan as they Foreclose.
